Since moving to Vero Beach and assisting buyers looking for their dream home or vacation condo, it has become obvious that there are great options for people of all ages and price ranges. The housing market in Vero Beach offers an exceptionally diverse range of properties from attractive condominiums from $150K to ultra-luxury coastal homes valued in the tens of millions of dollars. Let’s take a look at the various categories of properties in this region of the Treasure Coast of Florida.
Many people who relocate to Florida are interested in building a new home. The entry-level new construction options often feature master-planned communities starting in the low-$400,000s. Looking for larger homes, in gated communities with amenities, you will likely find yourself in the high-$500,000s to upper-$800,000s. Next up the price range are premium housing options situated along the coast and barrier island corridors which cater to the luxury seekers. These homes command elite price tags starting around $1 million and climbing well beyond $5 million.
Like many new retirees, maybe you are looking for a lower-cost condominium to downsize your space and your costs. The entry-level condominium options are many and primarily found in established, low-maintenance developments offering comfortable multi-bedroom layouts starting in the low-$100,000s to the mid-$250,000s. For those seeking newer construction or premium gated neighborhoods closer to the urban corridor, mid-tier properties feature upgraded square footage and resort-style amenities ranging from the high-$300,000s to upper-$700,000s.
Meanwhile, luxury buyers targeting premium waterfront properties directly along the Indian River, canals, or the oceanfront barrier islands where you will find elite condominium residences commanding price tags from $1 million to well over $4 million. Single family homes with direct River or Ocean access range from $3 million to $8 million, with exceptional private estates climbing to $30 million or more.
In addition, there are varied options for 55+ housing options with prices starting in the low-$100,000s to mid-$250,000s for active adults on a budget. For those seeking traditional mid-tier living, the region features expansive gated communities with single-family homes, resort-style clubhouses, and dedicated lifestyle directors ranging from the high-$300,000s to the upper-$600,000s. Meanwhile, the most exclusive luxury retirement tier offers low-maintenance villas and estates near the water, featuring private golf courses and premium beach club access that command prices from $800,000 to well over $2 million.
There is more good news when thinking about Property Taxes in Vero Beach and Indian River County. Both the City of Vero Beach and Indian River County are highly competitive with a median effective property tax rate of roughly 0.84% to 0.85%. This sits comfortably below both the Florida state median of 1.10% and the national median of 1.02%. In addition, homeowners who establish permanent residency can mitigate any future tax hikes by applying for the Florida Homestead Exemption through the Indian River County Property Appraiser. This grants up to $50,000 in valuation exemptions and triggers the state’s “Save Our Homes” cap, which strictly limits annual assessment increases to 3%, or the rate of inflation.
Vero Beach and Indian River County have long been Florida’s “hidden gem,” a Treasure Coast sanctuary with uncrowded beaches offering a sophisticated alternative to the urban sprawl and traffic congestion of South Florida Whether it is beach and riverfront homes, the quiet equestrian estates, 55+ communities, or the value driven neighborhoods, Vero Beach remains a real estate market with something for almost everyone.
